WHAT'S THE DEAL WITH WRITING AN OFFER?

This section outlines what is assumed to stay with the property unless otherwise noted in the seller’s disclosure (which is a separate document you’ll see).

This area is designated for any additional terms not outlined in the contract, such as, asking for the refrigerator to stay with the property or saying you’re willing to be flexible on your closing date.

Are you asking for the seller to pay for the first year of a home warranty? If so, this is where we make that request. If you’re competing, we often remove this as it reduces the seller’s net profit. This page is dedicated to all the financial terms of the contract. How much are you willing to pay? What’s your earnest money deposit going to be? Are you asking for any closing costs?

Here we will outline when we want the closing date (the day your downpayment is due and you get your keys) and possession date (the day you can access the home). The reason that these dates can sometimes differ is in a scenario when the seller needs 2-3 days after closing to move out of their home and into their new one.
